They state: “The Silverfjord Hotel, next to the railway station, with 11 rooms (eight of them en-suite), restaurant and bar is ideally situated as a base to enjoy golf, shooting, walking or skiing.”

A representative for the agents said: “We’re delighted to offer to auction this traditionally styled hotel in the ever popular tourist town of Kingussie.

“Extending to approximately 647 square metres (6,964 square feet) the hotel is over three floors and offers, on the ground floor, reception area, breakfasting/dining room, former function suite, two bar areas, commercial kitchen with storage area, and one en-suite letting bedroom.”

The first floor hosts a further seven en-suite bedrooms, with a self-contained flat on the top floor which is currently operating on a guaranteed rental corporate let.

“Externally the hotel offers a riverside beer garden and parking.

“The hotel is well-presented throughout, although some degree of upgrade would be of benefit.

“Further value-add potential is offered by the former function room on the ground floor, which could be developed to form additional letting rooms or, possibly, a self-contained rental apartment.

“Alternative options would also include redevelopment into a number of self-catering apartments.”

The Strathy tried to contact the hotel earlier this week but no-one was available to comment.
