New housing is being lined up for Nethy Bridge
Members of the Cairngorms National Park Authority’s planning committee are being informed of plans for 35 homes in Nethy Bridge.
The Proposal of Application Notice (PAN) is for the residential units with associated landscaping, access and drainage infrastructure on land by Lettoch Road and south of Lynstock Park.
The 3.5 hectares site is currently undulating agricultural land on the south-eastern edge of the village.
Committee members meeting tomorrow at the CNPA’s Grantown headquarters will be able to raise any views on the issues to be addressed in the application but they are not allowed to discuss the merits of the proposal at this stage.
CNPA planning officer Katherine Donnachie states in her report that there will be two public events - as required by legislation - to share details of the application.
“The applicants have now confirmed that this will comprise a walk-in event on 13 November at Nethy Bridge Community Hall between 4pm and 7pm and a further walk-in event on 27 November 2024, also in the Nethy Bridge Community Hall,” she said.
Access is proposed onto Lettoch Road with an internal loop road running through the site to service the plots.
Landscaped areas are planned for the western part of the site between the housing and the River Nethy.
Land in the western part of the site is identified in SEPA’s flood maps as being at risk of flooding and the Nethy is part of the River Spey Special Area of Conservation.
Any developer proposing to submit a major planning application must undertake statutory pre-application consultation with the community.
Before starting on this consultation, the developer is required to serve a PAN on the planning authority.
