Plans lodged to knock down derelict farmhouse by Spey Valley golf course
Plans have been lodged for the demolition of a well-known old farmhouse in Aviemore overlooking the Spey Valley golf course.
Binnybridge-based Central Demolition has applied to planners to knock down Dalfaber Farmhouse and erect a new house in its place.
The building by the first tee has been derelict for many years.
The reinstatement of the historic farmhouse was a requirement as part of wider plans for housing in the adjacent Dalfaber Woods.
But planning agents Bracewell Stirling Consulting state: "It is the view of the design team that renovation of the building in its current state – to bring it up to 2021 current building and sustainability standards – would be both financially unviable and unsound due to the extent of works required."
The application is to demolish the existing derelict farmhouse building and to replace it with a 'contemporary interpretation, which provides a low energy sustainable living environment for the future residents and is befitting of its location'.
The application has been accompanied by a structural inspection report which outlines the condition of the building.
The agents state: "The conclusion of this report is that there are many structural concerns relating to the areas surveyed but equally there may be more in areas which could not be accessed due to safety concerns...
"The existing roofing material has deteriorated beyond salvageable standard as has much of the stone walling.
"However, the applicant would seek to reclaim adequate stone to facilitate the formation of a stone walled gateway.
"Any residual stone or slate waste will be recycled and utilised within the site confines as appropriate.
The agents also inform planners the design has has been carefully considered to be of compatible standard with the immediate neighbour – the Spey Valley golf clubhouse.
The new house would be constructed utilising the current access road until such time as the new road for the Dalfaber Woods homes becomes available.
The Cairngorms National Park Authority has called in the application.
