Eye-catching office plans get go-ahead in centre of Aviemore





Eye-catching plans for a commercial complex on a grassy site opposite Aviemore's retail park have been given the green light.

Highland Council planners have given approval using their delegated powers for the building which could be used for retail or offices.

The design of the flexible unit planned by Macdonald Aviemore Hotels and Resorts for the land just behind Blacks’ store had been admired by some and dismissed by other members of the village's community council.

Planning agent Inverness-based GH Johnston Building Consultants Ltd, said the aim is to provide a building that can be used as a base for number of different occupiers.

The proposal is one of the first parts of a wider Masterplan for the Aviemore Highland Resort which includes new housing, hotels, holiday accommodation, retail units and recreation development.

Highland Council planner Roddy Dowell, approving the application for the building, stated: "The proposal will make good use of the allocated town centre location that links to existing mixed uses in the wider surrounding area.

"The building has two main plan elements, with a rectangular form to the south and lop-sided trapezium to the north, with the two elements joined by a central link corridor.

"The roof of the building has asymmetrical pitched elements, monopitch, and flat roofs.

"These changes in plan shape and roof form provide interesting variety to the physical massing.

"The unit is made up of a highceilinged ground floor space with an upper floor in the northwestern portion of the building.

"The unit will utilise a mix of modern materials, glazing and columns employing clean, sharp lines with large, glazed areas facing the public road and overlooking the parking area to the rear, and communal public realm area to the side of the site."

Mr Dowell added: "The proposal is considered a modern interpretation that still references more traditional elements and does not feel out of place in this part of Aviemore town centre which has a variety of styles and materials.

"The open space and landscaping in the eastern portion of the site softens the modern aesthetic."

There are a number of mature trees along the western site of the boundary which are covered by a Tree Protection Order.

The applicant revised the site layout to safeguard these trees.

There will also be 19 car parking spaces provided.
